As the first project of its new innovative NEULAND brand, P+B Group is currently developing the urban quarter NEULAND NEUSS. It has set itself the ambitious goal of implementing for the first time all the guidelines of the innovative neighbourhood concept NEULAND it has developed: from using a conversion area, climate-adapted urban development and CO2-neutral energy supply to a wide-ranging mix of uses with social blending in a neighbourhood of short distances with networked mobility to circular building according to the cradle-to-cradle principle. These guidelines are individually adapted to the specific requirements of the location in Neuss.

In close cooperation with the city of Neuss, an urban quarter will be created that is not only ecologically sustainable, but futureproof and "made for our great-grandchildren": responsibly planned, built in an environmentally friendly way, with a view to the needs of the people of today and future generations, as well as to the concerns of the city and the environment.

NEULAND NEUSS will be a defining feature of the cityscape, not only because of its size and location, but above all because of its sophisticated architecture and intelligent urban design.

Location (conversion)

The development site with a size of approximately 50,000 square metres for the future-orientated project is centrally located directly next to the main railway station in the Lower Rhine city of Neuss on the site of the former Rhenish screw and nut factory Bauer & Schaurte. The property between Further Strasse, Josefstrasse, Weissenberger Weg and Zufuhr Strasse had been acquired by P+B Group from Bema Group at the beginning of 2021(https://www.pplusb.com/presse). A plot of land to the west of it is also part of the urban development plan process for this urban area.

By planning the urban quarter on a former industrially used conversion site, P+B Group is already fulfilling a first central sustainability requirement: to use sealed areas instead of building on new, untouched land. Conversion is the most ecological form of urban development. With the so-called cathedral and the boiler house, two existing buildings that were previously used for industrial purposes will be revitalised and put to a new use. The aim is to develop the site with a high degree of sensitivity for its industrial history.

Mobility and open space

Well thought-out mobility concept and excellent open space quality
Due to its central location in the immediate vicinity of the main railway station, the neighbourhood has excellent public transport connections. For example, the residents and users of NEULAND NEUSS can reach the metropolis of Düsseldorf in just 15 minutes by train - a particular locational advantage, as the quarter is intended to create flats not only for the city of Neuss, which has a population of around 150,000, but also for the state capital, which is in high demand

Flexible and mobile in the neighbourhood
The mobility concept inside the quarter is particularly well thought-out. Four decentralised mobility hubs with e-car, e-bike and cargo bike sharing as well as landscaped cycle paths and footpaths and the concentration of stationary traffic in selected construction areas ensure mobility and flexibility for the residents and users of the low-car district. The excellent public transport connections and the sharing offers allow for a parking space reduction of approximately 50 per cent.

High quality open space
The low-traffic internal development, which only provides for delivery, rescue and waste disposal, as well as keeping the neighbourhood streets free of stationary traffic, ensure a high quality of stay and open space, especially due to the generous green areas for this inner-city location. The Grüne Furth area with the revitalised existing "Boiler House" and "Cathedral" buildings will form the backbone of the urban quarter.

Mix of uses

Broad mix of uses and social mix
NEULAND NEUSS will be a lively neighbourhood with a mix of uses including living and working, all of which can be reached in just 15 minutes or less. The residential share will be 70 per cent, 35 per cent of which will be subsidised in accordance with municipal requirements. Together with different flat sizes, rental as well as owner-occupied flats in different sizes and for all generations, this ensures a social blending of residents.

Commercial space, which has a share of 30 per cent, is located primarily on the ground floors. They will shape and enliven the public space and promote the urban character of the neighbourhood. A combination of working and living is also planned for the ground floors as an alternative to mezzanine living.

The local supply zone between Further Strasse and "Cathedral" in the south of the neighbourhood will provide residents and users with everything they need for their daily needs. Space for co-working, culture and gastronomy as well as for social encounters for the young and old will be housed in the revitalised existing "Cathedral" and "Boiler house" buildings. In addition, the construction of a hotel is planned.

Education, especially for the little ones, also takes up a lot of space in the neighbourhood: In NEULAND NEUSS, four day-care centres for children will be established in coordination with the city.

Energy and climate

CO2-neutral energy supply and climate-adapted construction
The new urban quarter will have a CO2-neutral heat supply. All suitable roof surfaces will be comprehensively equipped with photovoltaic systems, the electricity from which could also be used, for example, for heat pumps or other forms of heat generation. The use of geothermal energy is still being examined in greater detail.

P+B Group has placed great emphasis on the adaptation to climate change. For this purpose, green roofs and façades, green open spaces, heavy rainfall tolerance according to the sponge city principle, and an urban structure that does justice to the microclimate, for example with regard to ventilation and shading, are planned.

The extensive avoidance of underground garages and basement floors, which is made possible by the innovative mobility concept, and the absence of basement floors also reduces the consumption of "grey energy" required in the production of building materials and in the construction itself. In addition, the excavated earth that would have to be disposed of will be reduced, and with it truck journeys related to the removal.

For NEULAND NEUSS, P+B Group is striving for circular construction according to the cradle-to-cradle principle: The use of environmentally friendly and recyclable building materials that can be used for another purpose at the end of their life cycle.
